Value Added Services Tenant retention is the life-blood of any real estate developer's business and therefore a top priority at Gallina Development Corporation. Nearly 90% of all tenant service requests are handled within a 24-hour period by our full time maintenance staff, who are equipped with inventoried vans to handle a wide range of requests and/or emergencies. With an in house service staff we are able to offer lower labor rates and a better response time than an outside source and the tenant is insured a level of quality that Gallina Development and the tenant can pride themselves on.
Gallina Development's Property Manager is constantly monitoring such programs as our trash consolidation efforts that offer tenants special "bulk" rate pricing because of our combined volume. This same "bulk" basis is used in our annual bidding for snow removal, lawn and landscape maintenance and building insurance, which helps keep the overall expenses of our tenants as low as possible.
