Gallina Development is pleased to present its newest development, South Pointe Landing, located in the Town of Greece. 10 South Pointe Landing is the first building under construction and consists of a two story medical office building totaling 33,000 square feet. It is situated on a 5.15 acre parcel, in a park like setting and located at the corner of Long Pond Road and Gates-Greece Town Line Road.
The University of Rochester will be the building's first tenant with University Sports Medicine scheduled to occupy a suite of approximately 7,500 square feet. The Ridge is a mosaic of modern retailing — the resilient mom and pop next door to the latest link in the big-box chain. Jim Guarnere, owner of locally owned Kitchen & Bath Place in Ridgecrest Commons, 1938 W. Ridge Road, sees the mosaic every day.
The Commons is a small mall whose major tenant, CVS Pharmacy, has moved out. The vacated store is now partially occupied by a Golden Tan outlet, one of five in the region, all locally owned. Five Guys Burgers and Fries, a national chain, is planning to move into the Commons, as is Keller Williams Realty, another national company. The mall is in flux.
Guarnere said that, mall changes notwithstanding, his success depends largely on the national economy and the ability of families to afford the kitchen and bathroom makeover projects in which he specializes.
"We came to Greece and Ridge Road three and a half years ago mostly because of the older homes around here, which are right for the kind of remodeling we do," he said.
The store lost a little during the years-long renovation of Ridge Road — it was completed in 2008 — but Guarnere said his is a destination-type business whose customers aren't ordinarily discouraged by traffic issues, though other merchants suffered and only now are enjoying a revival.
He said his proximity to the big-box retailers sometimes helps. "People are waiting in line or getting out of one of the restaurants and sometimes they head my way."
